Why can we not send one surveyor’s report to another surveyor?

It’s important to stress here that reports are confidential and only for the benefit of the lender who instructed. There are two points during the valuation where you may feel you want to send another valuer’s report to a newly instructed valuer. The first point would be while they’re actually carrying out the valuation. However, this is discouraged, as we’re asking the new valuer to provide their own independent opinion of what the property is worth and having someone else’s report could unintentionally influence this.

 

It’s important to stress that reports are confidential and only for the benefit of the lender who instructed them.

 

The second point is if you feel you would like to contest the figures on the completion of the report. However, valuers prefer to receive fresh factual evidence as opposed to a report from someone else whose opinion may differ to theirs. The original valuer could have valued the property under different instructions from either the lender or the applicant directly and the old report could have evidence that may now be out of date.
