Why should a valuer be based near the property they are valuing?

I think that having valuers located within close proximity to the properties they are valuing is incredibly important due to their knowledge and expertise of the local area. And understanding specifics about the areas, take Stockton Heath in Warrington for example, 200 to 300 metres, any side from Stockton Heath is a completely different market and a local expert would understand that.

 

 

Having valuers located close to the properties is key.

 

If a valuer travels outside of the area to value, they might not know this and there’s a potential for them to make a mistake. It is worth noting that there are national markets, for example the student accommodation and shopping centre market where funds and international investors buy those types of assets, and they can be valued from valuers who are say based in London and travelling out because they know the market is really well.
