If you receive a report where you don’t agree with the valuer’s opinion, VAS are happy to support you, however, how you contest the report is key. The valuer would consider an appeal. If you deem the methodology inappropriate or there are factual inaccuracies within the report, or you are able to supply additional sold comparables as evidence, there should be a fundamental issue with the report as opposed to just a disagreement. It’s probably worth bearing in mind the valuer is valuing the property on behalf of the lender in line with their instruction letter, which sometimes may lead to misunderstandings.
